Coney Island's Astroland park has been sold recently to a developer for 30 million.

There is going to be a new theme park there:

Updated renderings of the future $250 million Coney Island Park were unveiled today.

The $250 million amusement park will replace Astroland, which was sold in November.

The new park will feature a hotel, a man-made canal and 21 rides, including a hundred-foot-tall coaster that loops under the Boardwalk.

Coney Island Park is scheduled to be completed by 2011.

More detail here

As a twelve-year resident of Coney Island, I wonder if there will be more weed-smoking motherfuckers in the new park or less??

Sidenote: if they make that area habitable, I'll buy a waterfront condo and will never be heard from again.

Because Oceana is in a fairly nice, already expensive, and, most importantly, safe neighbourhood.

That part of Surf Ave is niether nice nor particularly safe, given your prospective project neighbours, so I'd expect the prices to be somewhat reflective of that fact.
